Leisure Village West  is a fenced and gated retirement condominium community which consists of 2,692 homes and approximately 4400 residents.
 

   Is located on 825 acres of land in Manchester Township, Ocean County,  New Jersey.

     The Association is self-managed with more than 70, year round employees, consisting of management, clerical, recreational, maintenance service and grounds departments.  Service is just a phone call away.

     Our 17 person house maintenance provides  24 hour coverage for emergency repairs and scheduled daily  repairs from appliances to dripping faucets.

   The 22 person grounds staff take the utmost pride in the landscaping in the community. They mow the lawn approximately 26 times per year.

    

   For relaxation and enjoyment of our residents, Willow Hall and Club Encore are the two main recreation facilities within Leisure Village West which provide such activities as swimming, billiards, bocce, tennis, shuffleboard, ceramics and woodworking, just to name a few. 

      Additional recreation amenities include two nine-hole golf courses which are open 12 months a year as well as a fully equipped greenhouse and our newly acquired Leisure Fair building. This multi-use building is used for residents' card parties and club meetings. With 54 clubs there is something for everyone.

    Residents who are restless can take bus trips to New York and Philadelphia or just use the in-house bus service to visit the Mall, the grocery store or go downtown.
   For those wanting entertainment, the in-house television studio broadcasts events daily.

Leisure Village West, in the recognition of the aging of its residents, is continuing to make the necessary alterations throughout the common buildings and common areas such as altering the doorways, adding handicap restroom facilities and wheelchair ramps throughout the streets.

 
    The Association is governed by a Board of Trustees, consisting of seven resident members. The Board is advised, by  residents from six divisions, Financial, Plant, Resident Services, Administration and Activities. Each Division is comprised of several committees which are used to investigate, review and implement the requirements of the documents and requests of the residents.

  The Association's budget for fiscal year ending 2001 is $5 million dollars and reserve funding $1.9 million. The Board continually determines the most effective method of managing its reserves through the Financial Committee. This is accomplished by reviewing all aspects of the reserves. A further accomplishment of the Board of trustees is that, historically, monthly maintenance fees have increased at a rate lower than the Consumer Price Index.

   The Trustees have established an Appeals Board to provide a forum for resolution of disputes between unit owners and the Association, and/or other unit owners.

The Leisure Village West community and staff take pride in their accomplishments through continued participation and cooperation between residents, staff and the networking of township politicians and public organizations.
